The issue in GetHuman-ifihadwi's own words
I want all information including Zillow's Zestimate removed from my listing. Zillow is unable to accurately do a Zestimate on my property because within a ** mile radius only * log cabins are sold a year and Zillow uses a much smaller radius to pick up recent sales for comps. Most of the comps are tenant housing and permanent mobile homes not one single log home because only two this year in this entire zip were log homes that sold and they did not pick those up because they were outside the radius of their model for Zestimate. Only for log cabin only comps *-* are sold per year in this ** mile radius of my address or even in this zip code. I did not know that Zillow would not use like kind property to do their Zestimate or never would have listed property with them. They are a good service for buyer and seller that fall into the **% of houses bought and sold but they do not have the time or expertise when they do not charge for listing to accurately estimate value by using their model of comps. I have a **** square foot house and a **** square foot garage built to add additional living quarters but they are unable to add this to value because of the method of using an algorithm based on **% of the sales in a given county. Acreage matters none to Zillows Zestimate. I removed acreage and reduced the price slightly and Zillow increased their Zestimate by almost **%. These properties are not for Zillow and before I did a FSBO I should have gotten counsel. My accountant has a book value of over ***K because it is set up as a rental and all money spent building is recorded so that we have a basis for depreciation. We wish to sell property but Zillow confuses and turns buyers away because they have sometimes ***K and sometimes ***K or half of actual cash value of the property. I want to completely remove my property from Zillow along with all of its history so that I can advertise in a proper site with ACV and comps that are **-** miles away. This is a remote log cabin in the Cherokee National Forest and this does not fit the free listing requirements to give buyers a fair value for property. It is not an old or stick built home. Both escape the algo that comes up with a Zestimate. There are three log cabins within ** mile radius for sale *.* million, * million and ***K but they are not sold so cannot use. The ***K was sold four years ago for ***K but did not have separate garage and was land locked. A free service for unique properties means that it is worth exactly what you pay for. ZERO Zillow tell me you will remove everything from your site and your data base and I will be a happy camper. Give me the OK and I will give you the listing and my account currently with you. Otherwise we will both waste more time and you will create an adversary rather than a contributor to your website when I have a property that fits your model. I am actively involved in buying and selling unique properties. I understand comps. I am new to Zillow but not new to selling real estate that is unique.
