I believe your company could have taken more immediate action to address the debt claim and attempt to reach a fair resolution with me. There seems to be a lack of effort in collecting the outstanding payment from my end. Due to issues with receiving notices related to the debt, I was unable to fulfill my obligation in a timely manner. I am currently dependent on Supplemental Security Income (SSI) and am willing to settle the balance by paying $[redacted].40 by 7/16/[redacted] or through monthly installments of $[redacted].00, with the first payment due by 7/16/[redacted]. I request that the negative account be removed from my record once the agreed-upon amount is paid. Stephanie H. I moved in a month ago and have been dealing with mice and a severe roach issue since then. Despite my complaints, the staff and property manager have been unhelpful and keep avoiding the problem. The office manager, Jennifer, has been particularly rude and lacks the skills to handle upset residents appropriately. This isn't the first Morgan property I've lived in with an infestation issue, and I believe new staff and property management are needed. Cooking in the kitchen is impossible without encountering roaches or mice. I strongly advise against moving into any Morgan property, especially #colonyapts.

Earlier today at around 4:30 while driving near Towson Commons Apartments on Deanwood Ave, I encountered a concerning situation involving your maintenance crew. One of your employees suddenly stepped in front of my moving vehicle, prompting me to abruptly stop to avoid a collision. Simultaneously, I observed two other employees, likely walking together beforehand, on the opposite sidewalk. A young lady and a man on the corner seemed involved, with the man even laughing at the incident. The employee who walked in front of my car maintained eye contact with me the entire time, almost as if challenging me to hit him. I reported the incident to the rental complex, only to be met with dismissive laughter from another office staff member. Despite not witnessing the event, she brushed it off as an accident. This incident is concerning as it endangered both the employee and myself. I suggest that a safety meeting be organized promptly for all employees to prevent such reckless behavior in the future. It's essential to address this issue to avoid potential accidents and maintain a safe community environment for everyone. Thank you. - A.W.

Hello, I reside at [redacted] Glen Mar Road, Apartment 83. My name is Donna Pyle, and I am a tenant here. Due to health reasons, I live on the basement floor. Unfortunately, the laundry rooms in the building remain open at all times, leading to individuals entering and using drugs. Despite reaching out to the rental office multiple times, the issue persists. I recently had a frightening encounter when I found someone in the laundry room and had to seek assistance from another tenant to enter my apartment safely. This situation poses a safety risk and is unfair to all tenants. As a Section 8 participant, I have documented the incidents and involved my caseworker. I urge for prompt action to address the issue regarding the unlocked laundry room door. Please contact me at [redacted]. Thank you.

Living in Abrams Run has been frustrating due to our upstairs neighbor's unacceptable behavior. We noticed cigarette butts on our patio and discovered that they were being thrown down by the neighbor above. Despite our complaints and a letter from the office, the issue persists with more than just cigarette butts being thrown down now. Our patio is constantly contaminated with spit and used matches. This situation is not just unsanitary but also unfair. The frequency of these incidents has left us feeling unsafe. We have reached out to the office multiple times, but the problem remains unresolved. We are considering involving the authorities if necessary since this ongoing problem needs immediate attention. It is imperative that the management takes action to address this disturbing situation promptly.

Hello, I am writing to address ongoing concerns with my rent bill. Each month, there are discrepancies that make it challenging to budget correctly. My contract specifies a monthly rate of $[redacted] with additional fees for services; the total amount due should not exceed $1,[redacted].38. However, my current statement shows a base rent of $[redacted].00, totaling $2,[redacted].06. I have encountered repeated issues with billing accuracy and communication with Raisha at the Villages of Chartleytown office. I have struggled to receive consistent and reliable statements, causing stress and uncertainty. I am eager to resolve this recurring problem promptly. I have recently signed a new lease starting in August and hope to address this issue for future rent cycles. I appreciate your attention to this matter. Thank you for your assistance. Sincerely, Jacqueline Perry

I used to live in Monarch Crossing Apartments in Newport News, VA. I returned my keys on October 21st and I am still waiting for my deposit to be refunded. The office mentioned it could take up to 45 days to process. I am facing financial difficulties and really need this money urgently. Just after moving out, my fiancé had an accident and broke his arm, leaving him unable to work. We have mounting bills with Christmas approaching. I would greatly appreciate any assistance in expediting the process. Thank you for your time.

I applied for an apartment at Henson Creek Apartments in Temple Hills, MD through RentCafe on December 6, [redacted]. Despite being initially approved, my application was unexpectedly canceled. They claimed I did not complete my lease, even though I have proof that I did. RentCafe took $[redacted] from my bank account for the application. Now they want me to reapply for the unit, pay another $[redacted] with a money order or cashier's check, and mentioned waiving the $30 application fee. RentCafe insists that everything was completed on their end and advised Henson Creek management to contact them. However, management at Henson Creek is insisting that I reapply. This situation has caused delays in finalizing my lease, and I cannot afford to pay another $[redacted] without understanding the issues in the system that led to this confusion.

My wife and I are residents at the Preserve at Milltown, residing at [redacted] Meadowlake Dr., Downingtown, PA [redacted]. I can be reached at [redacted], and my name is Slava Petrov. We have been living here since September 1, [redacted], seeking a peaceful environment due to our retired status. Unfortunately, the landscaping company creates excessive noise when maintaining the property, disturbing our tranquility with constant grass cutting, tree trimming, and leaf removal. Despite my attempts to address this with the rental office, their response was unsatisfactory, suggesting that we should move if we are not pleased. I believe a more reasonable approach would be for the landlord to pay the landscaping company based on actual work hours, thereby reducing unnecessary noise. Alternatively, switching to a different landscaping company could alleviate the issue. The current manager, Mrs. Bath, has not been receptive to our concerns, simply stating that the workers operate from 8 to 5. We are eager to see a resolution promptly, as the repetitive and disruptive landscaping activities are impacting our quality of life at the Preserve at Milltown property.

Hello, I reside at [redacted] Society Park Ct, Apt D, Eagle Crest Apartments in Harrisburg, PA [redacted] with my family of 4 since December [redacted]. From June [redacted], we have been experiencing issues with our ceiling, dryer, and a cockroach infestation. Despite reporting these problems multiple times, they remain unresolved. There is a water leak from the ceiling near the stove, which raises concerns about contamination since it drips where food is prepared. The management's failure to provide a working dryer has led us to use a laundromat for 6 months, impacting our daily life. I have notified the desire to end the lease early and attempted to discuss terms with the manager, but she has not provided any viable solutions. I possess evidence, including videos and photos, depicting the ceiling damage and the ongoing issues. Despite the manager stating repairs would be done by 1/29, no actions were taken until 2/15 when an inspection was conducted. To my surprise, the property manager who inspected our unit is no longer employed as of my last visit on 2/24. I urgently seek assistance beyond the current office management at Eagle Crest Apartments to address these persistent concerns. Best regards.

Subject: Complaint Regarding Property Manager at Taylor Park Apartments I am writing to address issues I have been experiencing with the Property Manager, Christine Guercio, and Assistant Property Manager, Chantel, at Taylor Park Apartments. I believe I am being unfairly charged late fees despite paying my rent on time each month. Additionally, my complaints about the apartment's condition have not been adequately addressed. There have been various concerning incidents, such as the stove being contaminated with roach eggs feces, the microwave having rust and cracks, and damage to my vehicle caused by a company hired by Morgan Property. Furthermore, I experienced theft in my apartment on multiple occasions. I am seeking to break my lease with a positive rental reference, press charges for false documentation and theft, and be compensated for the mental and verbal abuse I have endured. I feel harassed and discriminated against based on my appearance. I can be contacted at [redacted] or [redacted]. I appreciate your attention to these matters. Thank you, S. Young

Urgently seeking assistance to resolve issues with a manager. Also, facing a problem with the air conditioner as it requires four batteries. I am asthmatic, and with the current weather conditions, my asthma is worsening due to overheating. Even though I submitted the necessary paperwork, the AC is only functioning at 30%. Despite setting it to 65, it is still uncomfortably warm. The primary concern, however, is a misunderstanding that escalated yesterday and needs to be addressed promptly. I have been attempting to resolve these matters all day and would greatly appreciate any help.

To Whom It May Concern, My name is Leslie Nebel, and I live at [redacted] Patrick Place, Apt. T4, South Park, PA [redacted]. I am extremely upset about the unsanitary conditions in this building. The terrace level is filthy with mold on the concrete floors from an unresolved sewage issue, and the carpets reek of urine, especially in hot weather. Although I have pets, they are not responsible for the mess on the carpets. Management promised to replace the carpet by December [redacted], but it is now August [redacted] with no progress. The laundry room poses a fire hazard due to lint buildup around the dryers. The terrace level entrance is dirty and embarrassing, especially when guests visit. The building's security is compromised as some doors do not lock. These issues need urgent attention, or I will involve legal action. I expect a prompt resolution instead of empty promises. My lease does not state that I should tolerate such living conditions. Despite these problems, I value the community of tenants. Management plays no role in fostering this sense of community. I request to hear from upper management regarding these concerns by Wednesday, August 11, [redacted]. Thank you, Leslie Nebel

My 61-year-old niece is searching for an apartment in Glen Burnie, MD. She relies on a walker and requires a step-free environment. Three properties managed by Morgan Properties caught our attention due to their displayed Fair Housing and Handicap/Disability symbols. However, the responses we received from their leasing agents regarding accessibility were concerning. One agent suggested leaving the patio door unlocked for entry and exit, while another mentioned potentially adding a lock at my niece's expense. Despite expressing willingness to bear the cost, she has not received any follow-up in the past two weeks. With her current accommodation ending on Friday, she faces the risk of homelessness.

I have been dealing with a malfunctioning heater since last Friday, enduring temperatures dropping below 30 degrees for six days. I sent an email detailing the situation, expressing my frustration. To make matters worse, a stranger was present in my home, specifically in my daughter's room. Despite my efforts to seek help and updates, I have not received any response or assistance. I urgently require contact with someone from corporate. Thank you, Amy.

My name is Tameka Chew-Lane, residing at 1 Old Coach Lane Apt 2B, Owings Mills, MD [redacted] and I have been a tenant at Morningside Apartments in Owings Mills, Maryland since last September. I recently renewed my lease due to no other available openings elsewhere. I have faced numerous issues since moving in, as almost a month ago, my light fixture came off, causing water to leak through the ceiling. Currently, there are live wires hanging in my kitchen ceiling, and this is the third time the downstairs area has stopped working. Moreover, the upstairs bathroom and living room ceiling have mold due to previous leaks. I urge prompt attention as my children also reside in this unit. I request to be moved to another unit immediately or receive a deduction in my February rent. If not resolved, I will resort to taking legal action. Please contact me at [redacted]. Thank you.

My air conditioner is still not working properly, despite a maintenance request. The maintenance staff simply lowered the temperature to 65 degrees and claimed it works fine. However, I have photos proving otherwise. Additionally, the back sliding glass door leaks significantly when it rains, causing a wet area extending 1'6" from the door to the room's corner. I inquired if the leak had been fixed, and I was told it had. To my dismay, all they did was caulk around the air conditioning unit, not addressing the actual leak in the door as I had specified. It's frustrating to deal with such incompetence.

I reside in Reistertown, Maryland at Chartleytowne Apartments on [redacted] Valley Meadow Circle. The building I moved into a month and a half ago is not safe. There are individuals who do not live in the building engaging in drug use in the hallways, playing dice, vandalizing with trash, food, and engaging in inappropriate activities. This situation is causing me anxiety and fear for my safety when leaving for work. I have notified the rental office and the police, but the issue remains unresolved. I believe the building needs security presence seven days a week from 4 pm to 11 pm to ensure our safety. The tenants in the building are terrified, and I am personally afraid to leave my apartment. I kindly request assistance in moving to a safer location. My husband and I are hardworking Christians, and despite the community being beautiful, the negative activities within the building are affecting the property value. Your help in this matter is greatly appreciated. Thank you.

I would like to report an ongoing electrical issue at the Columbia Pointe property located at [redacted] Stevens Forest Rd, Unit 11, Columbia, MD [redacted] where my elderly parents reside. The problem with the fuse box has persisted since last Friday, 7/22/[redacted]. Despite repeated notifications to the leasing office, maintenance attempts to resolve the issue in the past two days have been unsuccessful. My parents, aged 84+, have been calling since Monday and have left multiple messages with no response. The faulty wiring poses a safety concern and requires professional attention. The lack of communication and action from the leasing office staff is concerning and unacceptable. As their son, I urge for immediate assistance to prevent this situation from escalating and causing further stress to my parents who are both on medication. The dismissive response from the leasing office representative is unprofessional and highlights a pattern of mishandling issues at this property. I implore Morgan Properties to address and rectify this matter promptly, prioritizing the well-being of their tenants.

Upon moving in on June 22, [redacted], we encountered several issues with our unit. Despite multiple attempts to report them, we have not received any response via calls or emails. The walls have peeling paint, there is a hole in the bedroom ceiling, and black mold had to be cleaned by my daughter. Additionally, evidence of prior flooding is visible with a buckled kitchen floor. Promises of a new refrigerator have not been fulfilled. Contrary to what was stated, our unit is not updated. Requesting repairs has made me feel threatened, to the point where they have restricted my access to the office and staff after I mentioned seeking legal advice. I am seeking guidance on my rights as a tenant in this situation.
