I am interested in the Arenna homes located in Lake Las Vegas, Nevada. These homes are currently under construction, and although no representatives are available yet, Home #4 is almost complete. I would like to purchase this home for my husband, a disabled Vietnam War veteran who needs a brightly lit and open layout due to his vision impairment from Agent Orange exposure. The light-colored cupboards, floors, and walls would greatly help him navigate the home, and the yard is also suitable for his mobility. I wanted to share my recent move into a new Pulte home at Pyramid Peaks in Phoenix, Arizona. I want to commend Nick, the realtor representing Pulte homes at the Pyramid Peak office, and the lending department for their excellent service. However, upon moving in, we were disappointed with the unsatisfactory condition of the house. There were many outstanding items from the walk-through that had not been addressed. The floors were unclean, with paint splatters present. The stairs and drywall showed stains, and there was an apparent roof leak in the garage. Areas like the kitchen had holes in the drywall, and there was trash outside the garage door. Blue tape marking discrepancies was still in place during our move-in. We noticed a stain in the laundry room that was there from our initial visit. We believe more attention should have been given to ensure a professional presentation. We kindly request these issues be resolved and an explanation provided for the oversight. We hold Pulte homes in high regard but were let down by the home's condition on our move-in day. We hope for a prompt resolution and guidance on how to use the thermostats in our new home.

Dear Mr. Francis, I am a resident of the Queensbridge Community in Indian Land, SC, and I am reaching out to address some issues that have not been resolved by your on-site staff. The layout of the pool area poses a safety concern as the restroom access is positioned past the gate where residents swipe their fobs to enter. This creates a situation where non-residents could exploit the public restroom on private property. Additionally, it is inconvenient for residents using the pool to carry their fobs every time they need to use the facilities. I propose that the entire complex, including picnic and playground areas, should be part of the controlled access to prevent non-residents from accessing our amenities. Although I raised this at our annual meeting, I have yet to hear from anyone in the Pulte Construction Division as promised by the HOA President. For the past year and a half, residents on Palace Way have endured a persistent puddle near the intersection with Squire Drive due to rain accumulation and increased water from construction activities. While I understand that the drainage may improve after road completion, temporary measures should be implemented to address the issue in the meantime. Despite reporting this to on-site staff, no action has been taken, and the area has been dubbed "Pulte Pond" by residents. There are significant safety concerns at Pulte Corkscrew Shores due to the lack of sidewalks in specific areas. One major issue is on Corkscrew Shores Blvd where the sidewalk is not continuous on the lake side, causing pedestrians to navigate through grass or take longer routes, leading to unnecessary risks. On Shores Ct, the sidewalk ends, forcing people to walk on the grass or cross the busy Blvd multiple times to continue their journey. Similarly, on Pine Hollow Dr., the sidewalk gaps require multiple crossings of the Blvd, creating hazards for pedestrians. By adding shorter sections of sidewalk in critical areas, the community could significantly improve safety and accessibility for residents enjoying walks around the lake.

We purchased a Del Webb home in Carolina Orchards, Fort Mill, South Carolina, with a confirmed closing date. Unfortunately, the date was pushed back by corporate, causing inconvenience as we had to stay in a hotel with two dogs and my elderly mother. The construction manager, Derwin Cox, mentioned a per diem of $[redacted] a day for 10 days but we didn't receive it on the promised January 25th closing date. Derwin later said we needed receipts, which was not initially communicated. Now, we are left sorting through receipts and credit card statements for reimbursement. I am in the process of purchasing a Del Webb home in Port Saint Lucie at Tradition. I have chosen the "Pinnacle" model. The problem is that the track holding the external sliding glass doors to the patio is 1.5" higher than the floor, posing a safety risk. I had a Construction Foreman assess the issue, and he acknowledged the difficulty of someone in a wheelchair exiting the home due to this height difference. The foreman mentioned that changing this now was not feasible. I wonder if requesting the sliding glass door track to be built flush with the floor for safety was an option mentioned during the construction. I am concerned about the safety of my family and friends and avoiding any potential accidents or lawsuits. I believe addressing this safety concern would benefit both Pulte and me, ensuring a safe living environment for all residents in the community. How can this safety issue be effectively addressed?

I am seeking contact information for the management of John Wieland Homes in Raleigh to address a complaint. My family has been considering a new home in Holding Village, Wake Forest, for over a year. We initially made an offer that was accepted by the builder/seller last December, but due to the holiday season and travels, we didn't finalize the contract. Upon revisiting our decision recently, the previous representative we dealt with had moved, and we interacted with a new representative named Pattie Howard. Despite positive responses regarding changing the floor plan we desired, the sudden urgency to sign the contract the same day caught us off guard. We made an offer based on recent sales and previous discussions, hoping for some flexibility. Unfortunately, Pattie's immediate denials and unresponsiveness to negotiation attempts left us frustrated. Her lack of courtesy and professionalism, along with a failure to provide a managerial contact for further discussion, have soured our experience.

I am seeking the contact information for the management at John Wieland Raleigh office. My experience with a new home at Holding Village in Wake Forest has been ongoing for over a year. We originally made an offer last December, but due to travel, we did not sign the contract. Recently, we revisited our decision and tried to make a new offer. After a positive response, we were rushed into signing the contract on the same day. We made an offer based on recent sales and previous discussions, without an agent. The new representative, Pattie Howard, was unresponsive and dismissive of our inquiries and offers. We feel she has not acted professionally and would like to escalate the issue to the management or request a new representative. Thank you.

I signed a contract on 3/31/[redacted] with Pulte at the Landings in Canton, MI but did not receive the designer finish package incentive that was offered for the first two purchase agreements in the Landing community accepted by Pulte after 3/26/[redacted]. I wasn't informed about this incentive, and the salesman didn't mention it when I inquired about any incentives. I qualify for this package, but the salesman didn't include it. I would like to either cancel the contract or have this package added to it. Thank you.

Recently, my guest bathroom's rain glass shower door shattered overnight. As a single 69-year-old homeowner, this bathroom is seldom used, making this incident quite perplexing. I believe there must have been an initial flaw in the glass for it to break so suddenly. Despite my home being only 5 years old, the warranty has expired. The situation could have been dangerous if someone had been in the shower during the break. Unfortunately, I am unsure who installed the door or who should be held accountable. Dealing with the aftermath and cleanup is overwhelming, especially since the customer service I received from AZ for Pulte Dalene was unhelpful and disrespectful. I feel lost and unsure of what steps to take next.

I am currently in the process of purchasing my second Pulte home. The design center is pressuring me to make selections within a specific timeframe, despite my original agreement of having two months. They scheduled me 20 days sooner without considering my limited availability due to my role as a vet working for FEMA and only being home for 2 weeks every 60 days due to a current disaster. I would appreciate it if someone could intervene to ensure the design center collaborates with me at a more suitable pace, considering the completion date for the house is projected for November. I value efficiency but believe we have ample time to finalize choices within 2-3 weeks without rush. As someone with experience in construction, I understand timelines, and I hope the design center representative can accommodate my circumstances better. This pertains to the Pulte Winn Ridge development, and it would be beneficial if the approach could be more flexible given the current housing market conditions.

We bought our house in Vandalia, Plainfield, Indiana in December [redacted]. The landscaping was completed between the 1st and 7th of December. During the final walk-through, we expressed concern about the trees appearing dead, but were informed they were dormant. Currently, 2/3 of the trees are dead with only new growth at the base. We were advised the trees were not covered under any warranty. Hittle planted deceased trees, and we believe they should bear the cost of replacement. Despite suggestions to trim them and wait, we moved here to avoid yard work and are disappointed our house will stand out in the neighborhood with these trees. If necessary, we can share pictures of the trees with you. Additionally, we have a closet door we cannot open. Upon reporting this for repair, we were informed fixing it now would mean forfeiting our 11-month walk-through. Consequently, we will have to wait until the end of the year to access our closet. This situation has left us feeling let down considering the substantial investment in our home. Deborah and Scott M.

I am experiencing issues with the Pulte/Del Webb website. When trying to access information about specific communities, homes, available lots, and community details, the website fails to load completely. This problem has affected me and several friends and relatives nationwide. We attempted to access the site using different devices like laptops, desktops, and tablets, with various internet connections at different times over the past few months. Unfortunately, the website remains inaccessible regardless of the location or method used. This ongoing issue may be causing Pulte to lose potential business. I believe this is a technical problem that could be resolved on the IT side. Thank you for addressing this matter promptly.

Address: Lot 18 Bridgewater in Brownstown, MI Closed in February [redacted]. The basement leaks, the floor is cracked, insulation is ripped, and the trim is in bad shape. The superintendent promised to fix these issues, but he has not followed through. We are still waiting on our landscape to be completed, while lots that closed after us have already had theirs done. The lack of response and unprofessionalism from the superintendent is disappointing. Communication is key, and it's disheartening to see a lack of progress.

I am currently constructing a new home with Pulte in Atlanta. Unfortunately, there was an error in the choice of mortar used, resulting in a less desirable appearance for my house. The builder proceeded with the incorrect mortar without consulting me after the color I requested was unavailable. I am disappointed that I was not given the opportunity to select an alternative option. Despite my attempts to address this issue, I was informed that changing the bricks is not feasible. This situation has compromised what should have been an exciting experience of building a new home and instead turned it into a distressing ordeal. I believe that if the builder is making design decisions on my behalf, I should receive a discount on the house, as it essentially becomes a pre-selected home. I am seeking compensation for the considerable time my family and I have spent eagerly anticipating our new home with the design choices we initially wanted.

** 1. Sand all drips off the front door and re-spray. ** 2. Paint the back of the front door since it is still in primer. ** 19. Windows are crooked in frames. ** 20. Window sills sink ½ to 3/8 inch to the left on the bottoms, and up on some of the top right corners. ** 29. Kitchen cabinet is cracked and scratched. ** 30. Front door has a play and can see daylight through the entire left side of the door. Sand getting in at the bottom left corner, needs to be sealed. ** 31. Garage entrance door needs to be tightened. ** 32. Replace all broken/cracked boards on the entire exterior. ** 33. Seal/paint all beams on the outside of the home. ** 34. Resurface all "post-tension patches" around the entire home's base correctly. ** 35. Guest bathroom has melted trim on the window outside. ** 36. Fix garage door supports, caulk, and paint all cracked and uncaulked areas. ** 37. Sliding door is incorrectly centered in the frame, sucked to the wall, and not square. ** 38. Fix all exterior nail plates. In the left porch corner, there is a 1/2" gap and split board. ** 40. Make a patch on the body of the home above the entrance, which holds the flashing ends of the roof, unnoticeable. Improve it. ** 41. Foundation lifted/cracked in the front bedroom, broke tiles, cracked wall, and ceiling. Post-tension wire pulled out of the bracket 2.5 inches into the foundation. Post-tension assembly installed too high toward the surface. ** 42. After the bathtub was installed, the bathtub and base are extremely scratched with long deep scratches and razor blade scratches. ** 43. Master medicine chest top is chipped on the top right corner after mirrors were installed. ** 44. Newly installed master mirror has imperfections on all four corners. ** 45. Master vanity has three patches on the surface, holes on the surface, long scratches on the entire back behind the sink, and a big dull spot on sink #2. ** 46. There is a bad bearing on the kitchen drawer. 5 months old... Please fix the issues with my new home.

The vendor and subcontractors from Pulte who were constructing a new house next to mine, which is only 4 months old, have severely damaged my lawn. I have been attempting to reach out to the field manager and the office to resolve this issue but have only been told, "we will take care of it," without any action since then. Each time I visited the office for an update, I was told they would check with the field manager. Despite my attempts to call the field manager directly, I have not received a response. I am in desperate need of assistance.

I have been attempting to contact our (former) project manager and others at Pulte regarding an issue with our home. We moved in March and have concerns with our backyard. Despite a rough "final grade," no irrigation, sod, or completed exterior painting work has been done. Communication has been lacking since the new project manager took over. All homes in front of us have completed work, while we are left unfinished, including a steep slope in our yard. Pulte claimed the 3:1 slope meets standards, but admitted it is not easily maintainable. It is disappointing that they are unwilling to help address this issue properly. We have endured the entire summer without grass and are now left with an unmanageable yard. Pulte's lack of effort and unwillingness to assist in finding a solution is frustrating. Their approach to minimum effort is evident, opting to leave the burden of fixing the issue entirely on us. This experience has soured our opinion of Pulte, as they have failed to prioritize making our home and yard livable.

We signed a contract to purchase a home in July stipulating that any permit delays would result in no changes to our agreement. It is now October, and there is still no permit. We are seeking information on the process to request a refund as we were clear about our preference to proceed promptly without permit delays. The lack of progress is causing concern, and we feel our expectations have not been met. Location: Del Webb Traditions, Port St Lucie.

We entered a contract to buy a home in July with a specific condition that we did not want any changes if the permit was delayed. Now in October, there is still no permit, and we are unsure of the process to get our money back. We insisted on a timely permit process and feel that our expectations were not met. This delays the progress, and we are disappointed at the lack of communication. Benita Y.
