On April 17th, I reported a leaky roof issue to the HCIDLA that was affecting my kitchen ceiling, despite giving prior written notice to my landlord 14 months earlier. The City verbally cited the landlord on May 3rd for illegal occupancy, followed by a written notice on May 9th. Subsequently, the landlord issued a 60-day notice to vacate on May 15th, which I believe to be retaliatory under Cal. Civ. Code Section [redacted].5. I am uncertain about the validity of the 60-day notice. The City has not issued a notice to vacate but granted the landlord an opportunity to rectify the violations. I am considering using a retaliatory affirmative defense against eviction. Being 64 years old, I am wondering if I qualify for relocation assistance.

I am experiencing severe issues with my landlord's construction workers overfilling the trash dumpster and using public recycling bins incorrectly. I have contacted the building owner and manager three times in the last 14 days without any response, despite knowing they have received my emails. The buildup of trash is creating a public health and safety hazard, jeopardizing the well-being of tenants and neighboring residents, including a young child. Despite their responsiveness to other matters, it appears they are deliberately neglecting this issue to make living conditions unbearable for current tenants. Threatening legal action and intervention from health authorities has still not prompted a response. This mistreatment seems to be targeted at driving out existing tenants to prioritize their renovations for an AirBnB unit. Thanksgiving approaching exacerbates the situation with more waste expected. I have informed them of potential regulatory involvement, yet the lack of action persists, indicating a pattern of neglect for tenants' well-being.

Today, the manager of the building where I live broke into my apartment under the excuse of painting the roof because of a leak on 1/31/[redacted]. I was not home as I was at school with one of my kids, while the other was doing homework. My child inside the apartment alerted me that someone was trying to enter. The manager broke the lock even though my kid told him I was not there. He later told the workers to wait, but eventually let them in after I arrived. The manager then called me, giving me three days to vacate the apartment. I feel threatened and insecure after this incident. I have evidence of the damages caused. I never received a warning or call about the maintenance. I am unsure of what steps to take next as I cannot afford to move out. Please advise as soon as possible.

I reside at [redacted] E. 6th Street, Unit [redacted], Los Angeles, CA [redacted]. 1) According to the California Electrical Code Section [redacted].8, Kitchen Receptacles near a wet bar sink and all countertop receptacles require GFCI protection. My unit currently does not meet this standard. 2) LA County Code 11.20.[redacted] mandates that dwellings have window screening of at least 16 mesh in tight-fitting frames. My unit and others in the building do not comply with this regulation. 3) The apartment number designation for Unit [redacted] is defective, creating safety concerns. California Fire Code [redacted].1 requires clear premises identification which is currently lacking in my unit. Additionally, the building has numerous violations: 1) The Mezzanine level common hallway lacks required lighting. 2) Trip hazards and unsanitary conditions persist throughout the building, violating California Fire Code [redacted]. 3) Access to the LAFD lightcourt on the Mezzanine and second floor is insecure, contravening fire codes. 4) Exposed wires and missing j-box placards are prevalent throughout the building. 5) Rubbish and linen chutes need self-closing doors with fire sprinklers, as per California Fire Code [redacted]; Santa Fe Lofts' chutes are frequently defective.

I have been facing issues with my neighbors for over four years now. They have been disrespectful and even threatened my elderly husband. Despite informing the manager and owner about their behavior, nothing has been done to stop it. Just this Monday, a teenage boy threatened to harm us, and his mother and the management did nothing about it. I am elderly and disabled and can no longer tolerate this abuse. Hello, I need some advice regarding a situation at my residence. I live in an 8-unit building complex at [redacted] S. Menlo Ave, Los Angeles, CA [redacted]. There is a former adult school and property offices attached to the back that are currently unoccupied. We were informed last year that the property would be demolished to build new apartment complexes. However, our current management has been unresponsive to our needs, making it difficult to get repairs done promptly. Additionally, homeless individuals have been entering the property, and despite reporting these incidents to management and even contacting the police, the gates remain broken and the issues persist. It seems like management is ignoring our concerns. I am seeking recommendations on how to prompt management to address these ongoing issues and improve communication with the tenants. Thank you.

To: LAHD Human Resources Department, Subject: Training Opportunities Available - Experienced Trainer with PhD I wish to report an incident involving an employee who demonstrated unprofessional behavior by hanging up during a phone call without allowing any questions to be asked. As a certified Psychological First Aid licensee, licensed by the Department of Justice, and an Interventionist with experience working with law enforcement agencies, this behavior is concerning. On October 26, [redacted], at 4:00 PM, I attempted to ask a question during a call, but the employee abruptly disconnected the call without showing basic respect. This matter will be documented and submitted to HR for review. It is important to emphasize that any form of abuse from City/County employees is unacceptable and should be addressed promptly. Furthermore, any disregard for diversity will not be tolerated and may become a public concern. Waterpipe burst in apartment [redacted] at [redacted] S Mariposa Ave, Los Angeles, affecting my walls and floor in apt [redacted]. Owners K3/Alpine LA Properties did not replace my bathroom base floor, which still slopes. I have a video showing the hole in the floor in [redacted] above my bathroom. They only added a sheet of vinyl flooring without leveling or repairing the old floor. My dresser drawer, desk vanity, and electrical outlets were removed from the living room and closet, affecting my bathroom. Maintenance request submitted on 29th, but as of 1-19-[redacted], I still have no electricity in the bathroom, sloping toilet, and unaddressed floor issues. The front door cannot be locked due to flooring. Request for inspection made in December. Please help inspect the work done in my studio apartment. Contacted Gregory Alberto multiple times with no response. RSO filed on 1-5-[redacted]. Need assistance as my home's safety is a concern.
