My issue is Zestimate's lack of transparency for both the buyer and the seller especially for rural second homes or weekend get aways. Both buyers and sellers that log onto the Zillow listings look first at the asking price and then second at the Zestimate. Only the seller can see the comps that are used by Zillow and can only use comps within a certain radius of the property offered. For years both sellers, buyers and all realtors have posted their objection to Zillow's Zestimate. It is too high is some situations and too low in others. That should be left up to the buyer to determine value either by hiring a local realtor or his rely on his own experience and his ability to pay for what he or she wants. That is why most savvy buyers will use a local realtor to assist in establishing a value. Zillow hurts both buyer and seller by assuming they can automate that feature. As a former licensed realtor myself I did use comps to start with a valuation of a property then by answering a series of questions for myself begin to establish value for my clients.**. First only like kind comps ie a vacation home built to commercial standards cannot be used as a comp for a ** year old only house owned with tin roof and no garage or masonry. Only source of heat being a wood stove or plug in heaters cannot be compared with central heat and air zone controlled. All of the comps you used for my listing use an outdoor spring. None had utility water or closed system with filtration, purification and pressure pump for multiple uses of water at the same time. The closest utility water is more than ** miles away. So a $**,*** to $**,*** steel case well is required along with electric power and pressure pump inside the home.To begin that is $*****acre lot plus $**K for water..then a $**** septic tank because near TWRA (Tennessee Wildlife Resources Agency) stream needs to have dynamite rock out and truck soil that will perk in and finally a phase one environmental impact study and we are finally at a grand total of $**,*** for a single acre of land ready to spend another $**K blasting and removing rock and tree stumps to a licensed land fill. Wow $**,*** for an acre of land ready to build your dream cabin. I know this because I was a builder and all the wanna bees left the building when they were given the cost of building in the Cherokee National Forest a vacation home. I only wanted the *% that knew the cost and wanted the privacy. As sellers it is like selling our luxury cars these second homes that are secluded do not hold their value and we all expect to loose **% of our investment for having what we want that is unique. You see you cannot Zestimate that. That is where the buyer and the seller come together to determine if they both have the same wants and have the money to make it happen.**Both houses could be **** square feet but add a separate garage to a home built to commercial standards and you have house * * $**,*** and house * * $***,*** both on one acre lots. Both are valued correctly but you cannot do that with your zestimate. Make Zestimate an option not a requirement for listing. A FREE service like Zillow cannot provide accurate comps in very rural areas. If you think you can allow me to use your listing that sold in July of ****.**** Eagle Ridge Rd, Roan Mountain, TN ***** other wise remove the words Zestimate from the public view in my add and consider offering Zestimate as an option not a requirement. More of us will list with you if you let us do our job.***. How much land...is this a subdivision with water, sewer hookup like a building lot or is this a private compound or farm that I can have animals and shot guns or have barking animals ****?? Zillow takes a submitted listing and divides the listing price by the square feet of only the house. They do not include a separate heated and insulated building for vehicles, motorcycles and other toys. If only one acre...not much change per square foot but you have one listing with *** acres of hardwood timber and a commercially built log cabin that is **** sq feet with a per square foot price of $****sq ft or $***,*** at: * *** The River Private Dr*Roan Mountain, TN *******My listing is on *.* acres of land and that land does not include the garage. I have replated and can offer a right of way and cabin only for ***K less money but that would be a travesty to any buyer so I will look for a comp like myself. ***. How old is the current construction?** In zip ***** there has been only one log cabin sold that I can find on your site. It is:**** Eagle Ridge Road, Roan Mountain ******It sold for ***,*** on *.** acres in July ****. **There are very few cabins sold in this zip code. I can waste your time but I will not with why that is. I would like the word Zestimate removed from my listing unless Zillow is can use comps in the entire ***** zip code and limited to log cabins not log veneer but log cabins built by a licensed log home builder. Land and home Zestimate should be separate to be clear to a buyer but please stop trying to over simplify the process of establishing comps. This is a free site with terrific resources for FREE!!! but pole agencies in especially rural areas and they will all agree that we wish Zillow would stay out of the appraisal business. No bank will accept your Zestimate as the value of the property for lending purposes. You make our job tough most of the time when selling remote properties built by people with too much money. I try to find the same buyer as the seller that has the money to pay for quality for the life style he wants to live in a vacation home. This is a vacation home not a primary residence another reason you have no business with your Zestimate value.**As a seller I want to provide the comps because I know this market better than Zillow's computers. I tried to change the comps but they were outside of the radius your computer model allows so was unable to list comps with fair value.**Thank you for your free service but please keep Zestimate disabled or better yet remove it from the listing page.
